About the Notary & how I work
I’m Dimitra Poulitsi, a Greek Notary Public (Συμβολαιογράφος).
Why I created these services
When you are abroad, Greek property and inheritance matters can become stressful for one simple reason: progress depends on having the right documents, in the right order—and small inconsistencies can cause major delays. Non-residents often receive fragmented input from different professionals, documents arrive in bits and pieces, and timelines become unrealistic because key dependencies are not identified early. The result is avoidable delay, extra cost, and uncertainty.
These services were created to provide clarity and next steps without open-ended back-and-forth. You receive structured written guidance in English with the details that actually matter—helping you understand what is required, what depends on what, and what to do next—so you can move the case forward efficiently.
How I work (my approach)
My work is detail-oriented and process-driven. Each deliverable is designed to answer three practical questions:
- What is the situation? (based on the facts and documents you provide)
- What depends on what? (a clear process roadmap—the correct sequence of steps)
- What do you need next? (a tailored document checklist, and the key risks/dependencies that commonly cause delays)
To keep the service fast, predictable, and fair, each product has defined scope limits (questions and document page caps) and is paid upfront.
What these services are — and are not
The services on this site (Quick Answer, Clarity Report, Clarity Report+, Objective Value Snapshot, Sale Readiness Checklist) are fixed-scope written deliverables. They are designed for preparation, clarity, and decision-making.
They do not include drafting of contracts/deeds/pre-contracts, contacting third parties on your behalf, or ongoing file handling/representation. If you later require full notarial work, that is handled as a separate engagement, with its own scope, fees, and timeline.
Confidentiality & data handling
I understand these matters involve sensitive personal and financial information. Please upload only documents relevant to your questions and within the stated limits. Information is handled discreetly and used solely to deliver the service you purchase. Documents are stored securely and retained only as long as necessary for delivery and mandatory legal/accounting recordkeeping, then deleted or archived appropriately.
Language
Deliverables are provided in English (and, where useful, key Greek terms may be noted in parentheses for clarity).
