Understanding Property and Inheritance in Greece
What exactly is a “Report”?
A report is a fixed-scope written deliverable by email. Depending on the service, it may include clear answers to your questions, a process roadmap (what depends on what), and a tailored document checklist (what you need and who issues it).
Are you a lawyer?
No. I am a Greek Notary Public (Συμβολαιογράφος). These services
provide structured notary-led guidance and next steps in English. They do not replace legal representation.
Do you draft contracts, deeds, or pre-contracts under these services?
No. These services do not include drafting of contracts/deeds/pre-contracts. If you later require full notarial work, that is handled as a separate engagement with its own scope, fees, and timeline.
Do you contact accountants, engineers, banks, the Cadastre (Ktimatologio), or public authorities on my behalf?
No. These services are written guidance only. They do not include third-party
contact, coordination, or representation.
Can you review all my documents?
Document review is limited by service tier (page caps). Please upload only the pages relevant to your questions and within the stated limits. If your case requires more pages than your tier allows, you’ll be offered an upgrade or an add-on before work begins.
Can you provide a market valuation of my property?
No. I do not provide market valuation. I can provide an objective (tax) value snapshot (αντικειμενική αξία) based on the information you provide, with stated assumptions.
Is my information confidential?
Yes. Your documents are reviewed solely to deliver your purchased service. Please upload only relevant documents/pages within the stated limits.
How do time zones affect delivery?
Delivery timeframes are measured in Athens business hours (Monday–Friday, EET/EEST), excluding Greek public holidays. If you are in a different time zone (USA/Australia), your email may arrive on the same or next calendar day locally.
When does the delivery clock start?
The delivery clock starts once your intake and document upload are complete and within the stated limits. Submissions received after 18:00 Athens time or on weekends/holidays are treated as received on the next business day for delivery timing purposes.
When are Clarity Reports produced?
Clarity Reports are produced weekly on Wednesdays (Athens time) and are limited to one (1) per week. Completed submissions are scheduled for the next available Wednesday slot.
Do you offer calls?
The Clarity Report is a written deliverable and does not include a call. Calls are included only in Clarity Report+ (or can be purchased as an add-on if available).
Calls are scheduled only on Mondays, 19:00–20:00 Athens time, with a maximum of two (2) calls per Monday window.
What if my case is complex (multiple heirs, possible Cadastre correction, possible SOI modification)?
Complexity is exactly why the Clarity Report / Clarity Report+ exists. The report highlights dependencies and the correct order of steps. If your case exceeds the service limits, you’ll be offered an upgrade or add-on before work begins.
What documents should I upload?
Upload only what is relevant to your questions and within the page limits. If you are unsure, start with ENFIA/E9 and any document that shows the current ownership basis (e.g., deed, inheritance documents), plus the KAEK if available.
What if I change my mind after paying?
If you haven’t submitted your intake/documents yet, you can request to cancel and receive a refund minus payment processing fees. Once work has started (intake submitted and reviewed), the service becomes non-refundable.
